January 14th, 2019
Items discussed were: Exterior lights between garage 3 & 4 need repair, annual insurance declaration given to home owners, exterior lights on building 10660 remain on- should be shutting off automatically. Resolution amended to provide management fees are being collected. Pool covers were installed. Annual meeting set for February 25th, 2019.
April 1st, 2019
Items discussed were: Unit #46 attic inspection- Bid submitted from charter construction. Parking lot stripping bid submitted. Oregon Pool restoration will be out in may to re-tile and re- plaster the pool. Landscaping proposal, bark dust bid submitted. Next meeting set for May 13th, 2019.
July 22nd, 2019
FRESH START Real Estate, Inc. shall provide notice to all Owners of the
change in management and to begin receiving and processing all monthly
assessments and other collections a necessary. Mark Vandervest informed the Board that the domain has been secured for the new Portal login page. Mark was informed about the weekly pool servicing schedule. The Board expressed an interest about considering a security system upgrade in the future. The Board discussed FRESH START’s onsite hours, which will be on Tuesdays from 10am to noon beginning 9/3/19 (except for Holidays, inclement weather and various scheduled dates).
September 26th, 2019
Board recognized noise complaint from unit #42/ difficult time reaching the landlord. Unit #38 exterior faucet inspected. No leak was found. 2 broken storm drain sewer caps were replaced. Unit #44 Homeowner is now court ordered to abide by the associations governing documents.
October 24th, 2019
Owner of unit #42 requested that $1500 in late fees be waved. Pool and spa was winterized. Proposed budget calls for a 12% increase, Tabled for further review.
December 19th, 2019
Items discussed: Water pooling by garage #4, vehicle parking in handicap space without proper documentation and other violations. Financial report, 2020 budget approved. Maintenance and repairs.
